Hiring Property Management – Practice Tips

If you change nothing else in a management contract, do not accept a clause that permits termination only “for cause”. The industry norm, and certainly the standard adopted by the majority of reputable companies that we are familiar with, permits termination on two or three months’ notice “without cause”.

Think twice before considering the use of (and paying for) a consultant to assist or direct the hiring process for property managers. Instead, speak to your lawyers, auditors and engineers to see who they can recommend as competent from their respective practices. This is typically achieved without cost to the condominium corporation. Ultimately, and of equal importance, the manager being hired must suit the personality of the community. This latter requirement cannot be delegated to a consultant.
